The property has been re-plumbed and re-wired and has new drains/septic tank, 4 new bathrooms, guest toilet, kitchen and double-glazed aluminium windows. It is presently used as a single dwelling with three reception rooms and 4 bedrooms, bedroom 5 being used as a study/utility room.
All the rooms are generously proportioned, with a total internal area of nearly 300 square metres plus 40sq metres of covered terrace, 60 of uncovered terrace on the ground floor and a 40 square metre solarium on the first floor.

Layout
The layout of Las Tortugas is such that it could be a B&B or two self-contained apartments, each with two bedrooms and two bathrooms as well as ample living accommodation.
On the ground floor, the main entrance hall leads on the one side to a guest toilet, sitting room and bedroom with ensuite (large walk-in shower). Beyond the sitting room is an internal entrance to the large garage/workshop which could be a 6th bedroom or a games room.
At the other end of the hall an arched door leads to the dining room with feature alcove and marble-topped storage cupboard. The wall between sitting and dining rooms has a log burner with glass doors in each room.
The fully equipped kitchen includes Stoves 8-burner gas range cooker, dishwasher, separate sink for food preparation, granite work-tops and ample wall and base units including a pull-out larder. It is well lit by concealed low-voltage halogen lights.
From the dining room an archway leads through to the internal stairs and another ground floor bedroom with north and east-facing windows, and walk-in wardrobe/dressing room. The ensuite bathroom has his’n’hers basins in marble-topped vanity unit, w.c., bidet and walk-in shower.
French doors from the dining room give onto the 40square metre south facing covered terrace, beyond which is the 10-metre swimming pool with Pebbletec finish, solar heated shower and ample uncovered terracing.
The first floor is reached via the staircase next to the second bedroom and also via an external staircase to the upper terrace and a second ‘front door’. The internal staircase has a door at the top, making it possible to completely separate the two floors for multi-occupation.
On this floor is a spacious L-shaped reception room with log burning stove, French doors onto the large south-facing terrace solarium as well as onto a small balcony to the north.
The hall also gives onto a large family bathroom and three spacious double bedrooms: one with ensuite shower room and two large built-in wardrobes, one with large built-in wardrobe and the third which could be either a kitchen or a study, being supplied with a telephone point and also hot and cold water, drainage and sufficient electricity for a cooker. This room also has an external door to the upper terrace and a second internal door leading into the L-shaped sitting room.
Outside a gated entrance leads onto a large gravelled area to the side of the house where there is covered parking for two vehicles as well as ample space to park several more cars. The house sits more or less in the middle of the plot, with an extensive gravelled garden to the rear (north) which collects rain water. The run-off from this area as well as from the roof is collected in a large water deposit at the end of the garden which is sufficiently large to keep the garden watered with the rare but heavy rains for most of the year.
